Construction Update:
Huffines Communities is making significant progress on the development of Heartland Town Center—an exciting commercial addition to the flourishing Heartland Texas community
A Prime Location with Built-In Demand
Located at the southeast corner of Interstate 20 (averaging 53,000 vehicles daily) and FM741 (14,000 daily vehicles), this 25-acre retail and commercial hub is strategically positioned to serve the 15,000+ residents of Heartland, as well as over 100,000 potential customers within a 7-minute drive. Its location adjacent to the highly anticipated H-E-B brings exceptional built-in demand and daily foot traffic, creating a powerful draw for retailers and service providers.
The layout and design are focused on walkability, accessibility, and creating a convenient experience for both everyday errands and weekend leisure.
Now Open for Business
Several national retailers have already opened their doors in Heartland Town Square, offering essential goods and services to the community:
7-Eleven – A full-service convenience store and fueling station.
McDonald’s – A classic favorite now located right in the neighborhood.
Taco Bell – Offering quick and affordable Tex-Mex favorites for on-the-go meals.
Coming Soon:
Construction is currently underway on three multi-tenant retail buildings, totaling nearly 30,000 square feet of retail and dining space. These buildings will feature sit-down restaurants with outdoor patio areas, as well as flexible spaces for essential neighborhood services.
The central green space between the buildings will include an outdoor lawn, play sculptures, and a jumbo-screen TV for community events like movie nights and sports watch parties. This landscaped gathering space is designed to be a vibrant focal point for families and residents.
Three exciting tenants are already under construction and will soon join the community:
Artisan Nails – A stylish, high-quality nail salon offering modern services.
Donut Supreme – A locally loved donut shop bringing fresh-baked treats and coffee.
Breeze Urgent Care – A trusted provider of walk-in healthcare services for families and individuals.
Leasing Opportunities: A Growing Mix of Retail and Services
The goal for Heartland Town Square is to provide a diverse mix of retailers and services that enhance the everyday lives of Heartland residents. Located adjacent to the highly anticipated H-E-B, this prime retail destination offers businesses the opportunity to benefit from the increased traffic and visibility generated by one of Texas’s most popular grocery brands. The types of businesses being targeted include:
- Restaurants (breakfast, ice cream, pizza, burgers, seafood, Asian cuisine, sandwiches, and more)
- Barbershops and hair studios
- Banks and financial services
- Pet supply and grooming shops
- Dental and orthodontic clinics
- Optical services and health/beauty stores
- Specialty grocers or alcohol stores where allowed
- Cellular providers and vitamin shops
- Boutique fitness studios (e.g., yoga, cycling, pilates, or a dance studio)
- Service-based businesses (e.g., dry cleaners)
Huffines Communities continues to actively seek businesses that will complement the existing tenants and meet the needs of this rapidly growing region.
In addition to the progress already made, Huffines Communities is currently in ongoing discussions with a major grocery store, aiming to bring a full-service grocer to Heartland. While this part of the project will take time due to planning and permitting requirements, it remains a key focus for the development team.
Opening Timeline
The first wave of tenants in the newly constructed retail buildings is expected to open by late Fall 2025, continuing the momentum and energy that Heartland Town Square is building in the community.
